Outbuilding shed barn wanted within 7 miles of Exeter (preferably towards Honiton)

I live in Exeter and I'm looking for a workshop space within 7 miles or so of Exeter (preferably between Exeter and Honiton but anything considered) where a friend and I can practice music a couple of nights a week as a hobby.

My friend is a carpenter and would be willing to soundproof the premises so a long term let would be ideal. Condition of premises and electricity/ water are not too important - could use our own generator if necessary.

The music would be mainly acoustic guitar based (folk stuff along the lines of Dylan, Springsteen, Young, John Martyn) so wouldn't be too disruptive! Ideal would be an outbuilding in a quiet location where nobody would hear us but anything considered.
