Rural smallholding in the far north of Scotland.

Gate leads off the road on to a gravel driveway leading to:

Bungalow built 2 and half years ago, 2 double bedrooms, bathroom with bath and shower over, large kitchen/diner with french doors leading in to lounge with multi fuel fire and large patio doors leading out on to a decked area with magnificant views over the sea and countryside. Would easily be able to add another 2 or 3 bedrooms and bathroom upstairs as we built the house with attic trusses with that in mind (subject to building regs). All double glazed, extremely well insulated and with solid fuel central heating
which also heats the hot water, electric immersion for the summer months when you don't have the fire going.

Outside the bungalow forms a courtyard with 2 large traditional stone barns either side, one is approx. 20' x 12' the other approx. 32' x 12', both have electric, the smaller barn has a traditional slab floor, the larger one has a concrete floor and half of this one has been converted in to 3 kennels with professional mesh half solid panels, 2 kennels have inside areas of 32 square feet plus matching outside runs and the larger kennel is approx 64 square feet with matching outside run, they are heated and included is a plumbed in washing machine. The outside runs lead out on to a fenced, grassed area of approx. 3/4 acre.
The smaller barn could be used as a stable, has a double stable door at one end and a single door at the other and has a hay/straw/feed storage area.

There is plenty of parking, we currently have 3 cars, a horsebox and a caravan and there's still loads of space!

The bungalow has a landscaped garden of approx 1 acre including flower beds and 3 large wildlife ponds that we had dug out from an old quarry, they are fed by a natural spring and cover approx a third of an acre.

There is also a paddock of approx one and a half acres which the bungalow overlooks.

There is a small grass enclosure to the right of the drive as you enter suitable for keeping goats/chickens/ pigs etc, it measures approx half an acre.

There are 4 productive raised fruit/veg beds.

It is situated in an elevated position with fantastic views over the sea and countryside in a rural but not remote area near Wick in Caithness.

Wick has a variety of shops including high street stores such as Tescos, Homebase, Pets at Home etc. Inverness airport is two and a half hours away.
Nearby are magnificant sandy beaches, usually deserted that stretch for miles. The ferry to the Orkney Islands is a 20 minutes drive away.

We need to relocate back to Devon for personal reasons.

The house and land is worth about £200,000 and we would consider swapping for a cottage (terrace, semi or detached) with large garden anywhere in Devon, must be rural or in a village, not on an estate. or large town.
